2026 – 2027 Rent Charges and Management Fee Consultation

Pineview needs to make changes to rent charges and managment fees annually.  This ensures there are sufficient funds to undertake ongoing and future work and services and we always do our best to keep increases as low as possible. 

The Association is a non-profit making charity.  Any surplus income from any year is put aside for future repairs and improvement works such as kitchens, windows, boiler replacements. Without enough rental income to generate funds to set aside, we would not have any money to keep tenants homes up to standard.  During the years 2020 - 2024 Pineview kept rent increases low to help tenants with the cost-of-living crisis.

We advised in 2025 that, moving forward, we needed to base our rent increase on what was required, and to make up some of the lost income from the below CPI increase years. This is to ensure that we can continue to invest in our properties and services without stocking up problems for the future that could result in high rent increases.

For April 2026 we are proposing and consulting on an increase of 4.8% (CPI plus 1%).  Below, we have illustrated the impact on our average monthly and average weekly rents.

Before deciding on the increase, the Association is seeking the views of our tenants  and customers– the law requires us to do this every year.  We will be sending out rent consultation correspondence to all residents early January 2026 in order to ask your views on this.

Please can you take the time to consider the proposed increase and let us know your opinion by 4pm on Monday 19th January 2026. 

Following this, the Management Committee will consider the consultation responses (all responses will be reported anonymously) and decide on charges to apply from 1 April 2026.  The outcome will be advised to everyone by the end of February 2026.
