Maintenance Programmes

The Association has 3 main types of repairs and maintenance - reactive repairs, cyclical maintenance and planned replacements.

Reactive Repairs

These are repairs that are needed on an adhoc basis.  Reactive repairs are split into emergency repairs; right to repair repairs, urgent repairs and routine repairs.

Cyclical Maintenance

This is work to ensure something is kept safe and well maintained.  Examples include gas servicing; electrical checks, gutter cleaning, painterwork etc.

Planned Replacements

This is work that includes the replacement of a component with another new one.  Examples include boiler replacements; kitchen replacements, bathroom replacements etc.

As core to our asset management strategy, every 3 – 5 years the Association shall employ the services of an independent property and cost consultancy company.  The purpose of this will be to review previous survey data and to conduct a sample survey to check for any changes required to the stock condition and estimated life cycle costing database.  Changes may be required as a result of work undertaken by the Association in the intervening years or due to changes in the life span of components from the previous survey.  This independent survey work will be supported by ongoing checks carried out by Association staff in the course of doing other work, including reactive maintenance, cyclical maintenance, planned renewals, void inspections, periodic property inspections etc.

Cyclical Maintenance
Gutter Cleaning Annually - October/November each year
Replacement Smoke Alarms & Carbon Monoxide Detectors Checked Annually at Gas Service
Electrical Testing Five yearly testing - throughout the year
Annual Gas Servicing Annual servicing - throughout the year
Paintwork Due to be completed between 2025-2029
